❓ Frequently Asked Questions: Dutch Huurtoeslag & Rental Eligibility

Straightforward answers to the most common housing allowance and rent eligibility questions asked by expats and KNM students:

What is the maximum rent ceiling for Huurtoeslag in 2026?

In 2026, the statutory rent ceiling (maximale huurgrens) is €879.66 per month for tenants aged 23 and older. If your calculated rent (rekenhuur) exceeds this threshold, the dwelling is classified as free sector (vrije sector) and is generally ineligible for huurtoeslag. For tenants aged 18 to 22 without children, the youth rent ceiling is €454.47 per month.

Can I receive Huurtoeslag if I live in a shared student house or room?

Generally, no. Huurtoeslag strictly requires an independent dwelling (zelfstandige woonruimte). By Dutch law, this means your home must possess its own private front door with a lock from both sides, private kitchen facilities, and a private toilet. Single rooms with shared kitchens or shared bathrooms (onzelfstandige woonruimte) do not qualify, unless the building is on an officially designated tax-exempt student list.

Which service charges count toward the rekenhuur?

Only four statutory service items can be added to your base rent (kale huur), each capped at a maximum of €12.00 per month (maximum €48.00 total): caretaker costs (huismeester), cleaning costs for shared areas, electricity/lighting for communal areas, and maintenance fees for common meeting rooms. Heating, private electricity, internet, and drinking water can never be counted.

When does the Dutch Tax Authority pay Huurtoeslag each month?

The Dutch Tax Authority (Belastingdienst Toeslagen) disburses housing allowances in advance around the 20th of each calendar month (e.g. your payment for March is deposited around February 20th). Payments are transferred directly to your verified Dutch bank IBAN.
